Yardi GPR is the internally-asserted gross potential rent. When Mosser's live asking rent drifts more than $50 below the GPR, the unit is leaving money on the table per Yardi's own benchmark. Above the GPR can also be a signal — either Yardi is stale or the market has moved. Comp-set median rent for the same bed cohort is shown for triangulation.
