Income Requirements
The amount of monthly rental payment is to be 43% or less, of the applicant’s gross monthly income except for instances where the applicant receives a government rent subsidy. In such instances, only the portion of the monthly rental payment actually to be paid by the applicant is to be 43%, or less, of the applicant’s gross income.
Retired or unemployed applicants must present evidence of monthly income such as (SSI/Disability/Pension/Investment Income/Financial Aid) sufficient to meet our qualification standards or provide proof that their net worth is equal to or greater than the sum of the monthly rent times 120. Acceptable verification of income can include one or more of the following: 2 current and consecutive paystubs; 3 current monthly bank statements; offer letter on company letterhead; previous year’s tax returns; governmental payments such as social security or disability; and proof of retirement or investment income.
